The Starkville Board of Aldermen Tuesday delayed a decision on a proposed 50-unit condominium project and voted to send the developer''s conditional use application back to the city''s planning and zoning commission.
Tabor Properties LLC wants to convert 100 rooms in the former University Inn into 50 condominium units, but the property, located at 703 Spring Street, is in a C-2 general business zone. The city would need to approve the project as a conditional use for multi-family residential condominiums, like those proposed in Tabor''s University Club Condominiums.
Aldermen on Tuesday said the developer''s application for conditional use has "deficiencies" and "omissions" which need to be fixed at the planning and zoning level before the board can grant approval. Additionally, only property owners within 150 feet of University Inn were notified of the potential change in use, instead of the required 300 feet, City Planner Ben Griffith said.
The decision to send the conditional use application back to the planning and zoning commission was based on the deficiencies and lack of proper notice.
Jimmy Gouras, a planning consultant representing CottonMill Marketplace, cited those deficiencies and the lack of proper notification Tuesday when he spoke out against Tabor''s conditional use application. CottonMill Marketplace is proposed adjacent to Tabor''s condominium project, at Spring Street and Highway 12.
But Larry Tabor, of Tabor Properties, said University Club Condominiums would fit in well with the CottonMill Marketplace project, if it ever comes to fruition.
"This would be an asset to anything around it," Tabor said of his proposed condominiums.
The planning and zoning commission meets again June 8 at 5:30 p.m. in City Hall. It is unclear if Tabor''s University Club Condominiums project will be on the agenda.
